The Advanced Condominium Course
For more than a decade, CCI has been delivering on its
promise to provide condominium residents with the highest level of knowledge
available. This Advanced Condominium Course confirms the commitment of CCI
to remain on the leading edge of the changes affecting condominium life.
Both the Advanced and Basic Condominium Courses are
developed and taught by our professional network of instructors ... all
of whom are currently practising in their fields. They
are the experts of the condominium industry!
Designed for the dedicated condominium resident, the Advanced
Condominium Course attendee will understand all aspects of reserve funds,
major repairs and replacement, financial management, common problems and
solutions, legal responsibilities... and in the last session, learn about
mediation/arbitration and the new enforcement remedies available under the
Condo Act 1998.
Part One
Reserve Funds Major Repairs and Replacement
An in-depth review on spending the Reserve Fund and planning
for future repairs and replacements. Learn how to spend funds wisely, set
up contracts and complete major work properly and in a timely manner. The
class will be divided into two groups - highrise and townhouse - to discuss
case studies, problems and practical solutions.
Part Two
Financial Management
An in-depth look at protecting and managing your Corporation's
funds and assets. How to set up your banking, investments, reserve fund
and lien policy. When to go "Power of Sale" and what are its ramifications
and when to attorn rents. Borrowing funds to do the necessary work immediately
and repayment over a period of years. How high should your insurance deductible
be in relation to a savings in your premium. Status Certificates and what
to report. Spending money in order to save money.
Part Three
Common Problems/Practical Solutions
This session will focus on the difficult, but all too common,
types of problems condominium directors must deal with. Issues such as;
problems arising at AGMs, owner occupier voting procedures, maintenance
and repairs, who pays insurance deductibles, standard unit by-laws and occupancy
standards by-laws will be examined and discussed using real life examples.
In addition, participants will be shown how the Human Rights Act impacts
upon condominium decision making and what they need to be aware of to protect
their corporation (and their own personal liability).
Part Four
Mediation/Arbitration and New Remedies under the Condominium Act 1998
This session begins with a look at the Condominium Act
and current legislation including the Mediation/Arbitration By-law and some
of the legal 'gaps' that exist. A look will then be taken at the problems,
the issues and the role of peacemaking and resolving social dilemmas. Finally,
the session will examine Mediation and Arbitration processes including
the role, the advantages and disadvantages of each and the procedures, fees,
enforceability of decisions and the time frames to expect.

Sessions are on Tuesday evenings from 7:00 p.m. to 10:00
pm. for four weeks at the at the Novotel North York Hotel, 3 Park Home Avenue,
Toronto, Ontario.

- A complete director's manual plus other useful hand-outs
are included in the price.
- A certificate will be provided to any individual having
successfully attended all 4 classes of the Advanced Course.

Professional Education) credits with the Real Estate Institute of Canada
